Ok,
I'm new here. I know I haven't introduced myself or anything but I'm going to go ahead here and jump right in. I've been compiling information on the companies above for 2 years now.

For roughly 6 years, and I believe longer, there have been at least 2 or more entities spaming craigslist with fake rent to own ads. They take pictures from legitimate ads regarding rentals and property for sale and post it as their own.

They claim you can purchase foreclosed property with no money down, no credit checks, and all for a fee of $199. They claim you have no responsibility and can walk away anytime. That the owner's name stays on the loan, but you can assume the payments (at a lower cost then the original mortgage) and that the title gets transfered to your name.

I've identified at least two separate entities running the exact same scam. I've compiled much more information one than the other. It is possible that both groups of companies are all being run by the same people, however, I have been unable to find a link between the two. There are a few other companies I so far have no been able to link to either group of companies.

Here is the information I have compiled so far.

Searching back through registration records for these sites, the two owners Richie Barrioga and Xzavier Date go under a few different names. Richie (which I believe is short for Richell) goes under the names: Richie Barrioga, Richell Gregorios, and Jessyka Date. Xzavier Date goes under the names Daniel Date and David Date.

NikSam, if you're referring to the facebook pages, I did read the rules very carefully and didn't debate as to whether or not those would violate the rules. I chose to add them because, the pages are not private, they are easy to find on facebook if you put in their names and I didn't not include any home addresses or phone numbers. I considered it carefully and was hoping this wasn't in violation. If it is I apologize and will remove them from the original post, although, I do feel that in this case it is important. These people are posing as if their business is running from CA and it's really running from Philippines.

Nina, that extra parameter on a link is used to track the source where you got the link from, usually in scam-world used by uplines.
If a person who came with a special parameter on a link registers/deposits money/ etc., a person who brought you in (gave you the link) gets % of your money for it.

Need to be very careful when dealing with anybody on Craig's List! A nigerian scam making the rounds is to find a house or condo that is for sale and offer it for rent at an astounding rate. The perp pretends to be assigned out of the country, but if you'll send a "refundable" deposit they'll send you the keys. If you see a home for rent at less than the going rate for that area, it is likely a scam. Like they say on all the cop shows, "be careful out there!"!!!

Hey, everyone, I know I haven't been around here for a while. These companies have changed how they do things and I feel like I'm starting over with this. Most of their ads no longer have a phone number attached and there are websites all over the place now, all being run by the same two people. Their fees have changed. It's still the same shtick. But they gotten smart and have tried to make it more difficult to find each ad and gather info on each website. I have some other projects that have taken up my time, plus my kid will be on summer break soon, so gather all the new info will take some time. Though if anyone wants to pick up the reins with this and do some research, I'd be more than happy to provide to anyone what I do have. dzrout, if you are able to put a lawsuit together against these people that's awesome. I sent you a pm, giving you an e-mail address where I can be reached and an offer to provide you everything I have.

The loans can offer some funding for retirement, but the CFPB is looking to the goods to see if any additional legislation might be warranted. well, this is well-researched as far as identifying them, but since you never mentioned what the scam is, how can we know it IS a scam? You did say they're using pics of properties they don't own, but how does that benefit them? Are they getting rent $ from folks who never get to move in? Or something else?

All of them are going to be some variation of an advance fee scam where the con gets you to pay up front for something they have no intention or legal ability to deliver. The craftiest scams will hijack real listings, may show you the property, or have you move in. The last might occur in a situation with an absentee owner or with a vacation rentals where you wouldn't expect to tour the property first.

He/She hasn't been around since. You are probably better off contacting your state attorney general and anyone in law enforcement that will listen.
