Ok,
I'm new here. I know I haven't introduced myself or anything but I'm going to go ahead here and jump right in. I've been compiling information on the companies above for 2 years now.

For roughly 6 years, and I believe longer, there have been at least 2 or more entities spaming craigslist with fake rent to own ads. They take pictures from legitimate ads regarding rentals and property for sale and post it as their own.

They claim you can purchase foreclosed property with no money down, no credit checks, and all for a fee of $199. They claim you have no responsibility and can walk away anytime. That the owner's name stays on the loan, but you can assume the payments (at a lower cost then the original mortgage) and that the title gets transfered to your name.

I've identified at least two separate entities running the exact same scam. I've compiled much more information one than the other. It is possible that both groups of companies are all being run by the same people, however, I have been unable to find a link between the two. There are a few other companies I so far have no been able to link to either group of companies.

Here is the information I have compiled so far.

First off are the companies I have more information on.

The first set of companies previously went under the names New Line Equity www.NewLineEquity.com (http://www.NewLineEquity.com), and First Line Equity www.firstlineequity.com (http://www.firstlineequity.com).

They now are running under the names First House Financial: https://www.firsthousefinancial.com/ and Sun Financial Online: https://www.sunfinancialonline.com/ (https://www.sunfinancialonline.com/?aff=ASA)

The addresses I have for listed for these companies are:

Here is some wording that you can find on each and every craigslist ad they post (I'm still compiling this list):

Searching back through registration records for these sites, the two owners Richie Barrioga and Xzavier Date go under a few different names. Richie (which I believe is short for Richell) goes under the names: Richie Barrioga, Richell Gregorios, and Jessyka Date. Xzavier Date goes under the names Daniel Date and David Date.

NikSam, if you're referring to the facebook pages, I did read the rules very carefully and didn't debate as to whether or not those would violate the rules. I chose to add them because, the pages are not private, they are easy to find on facebook if you put in their names and I didn't not include any home addresses or phone numbers. I considered it carefully and was hoping this wasn't in violation. If it is I apologize and will remove them from the original post, although, I do feel that in this case it is important. These people are posing as if their business is running from CA and it's really running from Philippines.

Nina, that extra parameter on a link is used to track the source where you got the link from, usually in scam-world used by uplines.
If a person who came with a special parameter on a link registers/deposits money/ etc., a person who brought you in (gave you the link) gets % of your money for it.

No you didn't :) You fixed the text of links, not links themself.

Need to be very careful when dealing with anybody on Craig's List! A nigerian scam making the rounds is to find a house or condo that is for sale and offer it for rent at an astounding rate. The perp pretends to be assigned out of the country, but if you'll send a "refundable" deposit they'll send you the keys. If you see a home for rent at less than the going rate for that area, it is likely a scam. Like they say on all the cop shows, "be careful out there!"!!!

Hey, everyone, I know I haven't been around here for a while. These companies have changed how they do things and I feel like I'm starting over with this. Most of their ads no longer have a phone number attached and there are websites all over the place now, all being run by the same two people. Their fees have changed. It's still the same shtick. But they gotten smart and have tried to make it more difficult to find each ad and gather info on each website. I have some other projects that have taken up my time, plus my kid will be on summer break soon, so gather all the new info will take some time. Though if anyone wants to pick up the reins with this and do some research, I'd be more than happy to provide to anyone what I do have. dzrout, if you are able to put a lawsuit together against these people that's awesome. I sent you a pm, giving you an e-mail address where I can be reached and an offer to provide you everything I have.

Thanks for your Response. l owned the house and I received your email correctly. I wanted to tell you a little about us as well, so that you can get a feel for who we are. I thought it might give you another look into my character and the type of person I am, which I know is very important to you. I have been married for 15years with 3 children. my family and I We are very passionate about God's work. Along with working in the church.I have given myself to be obedient to God. few months back I plan to sell the house due to our transfer relocating to West African Nigeria, on a missionary work but my Family Advise me not to sell our house anymore. Now I change my decision to rent the house immediately. My family and I are seeking for a good tenant who would take care of our house in our absence,I do be believe you can take care of my House.the Utilities are included in the rent. I was dealing with the realtor in getting a tenant, but the realtor want me to rent the house very expensive due to their contract fee. I was renting at higher price and that takes time to get someone who will rent at that price.I Terminated the contract working with the realtor. Now I reduced the price of the rent to a flexible price. I won't sell my house anymore since I will be in West African Nigeria .for 3 years. I am looking for 1 to 3 years lease if possible, we can renew the lease. short lease is acceptable as well. I would like you to treat the house as if you owned it.you can drive by the house today and get back to me after that----Ignore the realtor sign post in front of the house when you go by. I am no longer dealing with them. the realtor would remove the sign post next week.the keys and documents are with us here in West African Nigeria. So I will need to ship them to you before you can occupy the house.I'm not around to book an appointment for viewing the inside. But you can drive by the house anytime to take a look at the area and surrounding, You can also peek through the windows if you don't mind. I'll forward you the questionnaire form shortly as soon as you receive this email. I would feel at ease renting this home at flexible price rather dealing with the realtor and renting so expensive. I have an impressive dedication in helping others. Thank you for taking the time to read my quick story of who I am. Again thank you for your time and God bless!

let me know if you are still interested so that I can forward you the Rental Questionnaire to fill out.

When I googled part of the story it turns out this very text was used in several rental scams. Never hurts to be a little snoop, scammers are usually too lazy to write their own material.

The FBI seems to agree that additional legislation may be warranted due to all the people sticking it to the elderly..

You can read more at my warning page:

WWW. Do not respond to unsolicited advertisements .COM

Reverse Mortgage Scams

The FBI and the U.S. Department of Housing and Urban Development Office of Inspector General (HUD-OIG) urge consumers, especially senior citizens, to be vigilant when seeking reverse mortgage products. Reverse mortgages, also known as home equity conversion mortgages (HECM), have increased more than 1,300 percent between 1999 and 2008, creating significant opportunities for fraud perpetrators.

Reverse mortgage scams are engineered by unscrupulous professionals in a multitude of real estate, financial services, and related companies to steal the equity from the property of unsuspecting senior citizens or to use these seniors to unwittingly aid the fraudsters in stealing equity from a flipped property.

In many of the reported scams, victim seniors are offered free homes, investment opportunities, and foreclosure or refinance assistance. They are also used as straw buyers in property flipping scams. Seniors are frequently targeted through local churches and investment seminars, as well as television, radio, billboard, and mailer advertisements.

A legitimate HECM loan product is insured by the Federal Housing Authority. It enables eligible homeowners to access the equity in their homes by providing funds without incurring a monthly payment. Eligible borrowers must be 62 years or older who occupy their property as their primary residence and who own their property or have a small mortgage balance. See the FBI/HUD Intelligence Bulletin for specific details on HECMs as well as other foreclosure rescue and investment schemes.

Tips for Avoiding Reverse Mortgage Scams:

Do not respond to unsolicited advertisements.
Be suspicious of anyone claiming that you can own a home with no down payment.
Do not sign anything that you do not fully understand.
Do not accept payment from individuals for a home you did not purchase.
Seek out your own reverse mortgage counselor.

If you are a victim of this type of fraud and want to file a complaint, please submit information through our electronic tip line or through your local FBI office. You may also file a complaint with HUD-OIG at Homepage | Office of Inspector General, Department of Housing and Urban Development (http://www.hud.gov/complaints/fraud_waste.cfm) or by calling HUD’s hotline at 1-800-347-3735.

well, this is well-researched as far as identifying them, but since you never mentioned what the scam is, how can we know it IS a scam? You did say they're using pics of properties they don't own, but how does that benefit them? Are they getting rent $ from folks who never get to move in? Or something else?

All of them are going to be some variation of an advance fee scam where the con gets you to pay up front for something they have no intention or legal ability to deliver. The craftiest scams will hijack real listings, may show you the property, or have you move in. The last might occur in a situation with an absentee owner or with a vacation rentals where you wouldn't expect to tour the property first.
